A material takeoff (MTO) is a detailed list of all the materials required to complete a construction project, derived by carefully measuring and counting items directly from architectural and engineering drawings. It serves as the foundation for material procurement, supplier quotes, and cost estimating.
We perform material takeoffs across all major construction trades, including concrete, masonry, framing lumber, drywall, roofing, electrical, plumbing, HVAC, finishes, sitework, and more. If it appears on your drawings, we can take it off.
Yes. Every takeoff includes industry-standard waste factors appropriate to the material and trade. For example, framing lumber includes cutting waste, tile includes breakage allowances, and drywall accounts for off-cuts. We note the applied waste percentage for each material so you can adjust it if your project conditions differ.
Plan changes happen. We include revision support with every takeoff, so if addenda or plan revisions are issued, send them our way and we'll update the affected quantities. Reasonable revisions are included at no extra charge so your numbers stay accurate through bid day.
