Residential Construction Estimating

How Residential Estimating Works

01

Submit Drawings

Upload your architectural plans, structural drawings, and any specifications. For remodels, include any existing condition drawings or photos that help define the scope of demolition and new work.

02

Scope Analysis

Our estimators review your drawings in full, identify all trades involved, and define the complete scope of work — including any allowance items or assumptions needed for incomplete plan sets.

03

Cost Calculation

Quantities are measured, material costs are priced at current regional rates, and labor costs are applied based on the project type and local market. Framing, MEP, finishes, and all other trades are priced individually.

04

Bid-Ready Report

Your complete residential estimate is delivered in Excel and PDF format within 24–48 hours, broken out by trade and CSI division, ready for client presentation or internal use in your bid submission.

Yes. Custom home estimating is one of our core residential services. We work from your architect's drawings and specifications to produce a detailed, trade-by-trade cost breakdown that reflects every finish selection, structural element, and system in your custom design — not a generic per-square-foot number.
Yes, we can work from partial drawings, sketches, or even detailed written scopes of work for remodel projects. Where drawings are incomplete, we'll clearly document our assumptions and identify items that may require field verification, so you understand what's solid in your estimate and where contingency may be needed.
Absolutely. Accessory dwelling units — whether detached new builds, garage conversions, or attached additions — are estimated with the same level of detail as any full home. We cover all trades and can break out the ADU cost separately from any primary dwelling work happening concurrently.
For multi-family projects, we provide both a per-unit cost breakdown and a total building budget. We account for common areas, site development, and all shared systems, making it easy to analyze cost per door for investor underwriting or to compare against comparable projects in your market.
Our residential estimates cover all trades from foundation to finish: sitework, concrete, framing, roofing, windows and doors, insulation, drywall, flooring, cabinetry, plumbing, electrical, HVAC, and exterior work. Labor and material costs are broken out separately, and we include overhead, profit, and any noted allowances in the summary.

What Our Clients Say

"We used Plane Estimates for lumber and framing takeoffs on a 22-unit townhome community in Sacramento. Their framing quantities were spot-on — our lumber order came in almost exactly as estimated, which almost never happens. We'll be using them on every residential project going forward."
