LVL beams, I-joists, laminated beams, and glulam members are taken off by size, span, and quantity directly from the structural framing plans and the engineered wood product schedules. We note the species, grade, and manufacturer specifications where called out so your supplier is pricing the right product.

Wall and roof sheathing — OSB and plywood — is calculated in sheets and square feet by thickness and exposure rating, accounting for waste at openings and panel layout. Structural hardware and connectors — joist hangers, post caps, hold-downs, hurricane ties, and all Simpson or equivalent hardware — are counted from the structural details and schedules. Nails, screws, and construction adhesives are included based on the framing scope and specification requirements.
