LVL beams, I-joists, glulam, sheathing panels, structural connectors, and fasteners are quantified from the structural framing plans, schedules, and details.

Your complete lumber list is delivered within 24–48 hours as an itemized Excel spreadsheet organized by framing system, ready for your lumber yard or purchasing team.

Do you do stick framing takeoffs?

Yes. Stick framing — wall studs, double top plates, sole plates, headers, cripples, trimmers, rim joists, ceiling joists, and rafters — is the core of our lumber takeoff service. Every piece is counted and listed by size and length.

Do you include engineered wood?

Yes. LVL beams, laminated beams, I-joists, and glulam members are taken off from the structural framing plans and engineered wood schedules. We note the member size, span, and any manufacturer-specific designations called out in the drawings.

Can you take off roof trusses?

Yes. We count roof trusses by type and spacing from the roof framing plan and truss layout drawings. For projects where a truss engineering package is available, we reference it to confirm quantities and member types.

Do you include hardware & fasteners?

Yes. Structural connectors — joist hangers, post caps, hold-downs, hurricane ties, and straps — are counted from the structural details and hardware schedules. Nails and fasteners are estimated based on framing scope and specification requirements.

What format is the lumber list delivered in?

Your lumber takeoff is delivered as a Microsoft Excel workbook with separate tabs for walls, floors, and roofs, plus a summary tab listing all items by size and total quantity. It is formatted to hand directly to your lumber supplier for quoting.
